What real estate leasing firms do

For tenants, the work starts with a space program: headcount, layout, parking, power and growth. The broker surveys available buildings, tours shortlisted sites, issues requests for proposal to landlords, and compares offers on total occupancy cost, not just base rent. Negotiation covers rent and escalations, free rent, tenant improvement allowances, operating expense caps, renewal and expansion options, assignment and sublease rights, and restoration clauses. Brokers also handle renewals, relocations and subleasing surplus space.

For landlords, agency leasing teams set asking rents, market the building, run tours, qualify tenant credit, negotiate letters of intent and coordinate with the landlord's lawyers through signing.

Many firms add lease abstracting, lease audits, portfolio strategy and project management for the build-out after signing.

A real estate leasing firm represents tenants looking for commercial space or landlords filling buildings. For tenants it runs the space search, compares proposals and negotiates lease terms; for landlords it markets space, qualifies tenants and negotiates letters of intent. Some firms own and lease space directly.

In most markets the landlord pays the commission, based on total lease value, and splits it with the tenant's broker. Some tenants pay consulting fees for audits or strategy. Most firms on this page set no minimum or a minimum of $1,000, while larger firms set floors of $100,000 or $250,000.
