We renovated it in an Industrial style, incorporating vintage royal bricks, a steep roof, and various metal structures. Our target clients include IT firms, creative agencies, and agricultural businesses. The project took 2.5 months to complete, and we were able to keep costs low by reusing many old structural elements. We retained the windows, floor screed, several walls, and decorative features, which helped us significantly cut the budget. An IT company signed a long-term lease just three weeks before the renovation was finished. The investor can expect a net payback period of 4.5 years. Currently, the E&A Partners team manages the property, providing the investor with entirely passive income.

Smart apartments in Kyiv, Ukraine

This 2-room apartment, located in a Soviet-era building near Vokzalnaya metro station, has a total area of 45 m² and has been reconfigured into three separate, fully independent apartments, each measuring 14 m². The renovation was done in a minimalist style and targeted young singles who primarily use their homes for sleeping and showering. The project took three months to complete, which was longer than usual due to the need for a complete redesign of the apartment, the installation of new utility systems, and the limitation that only three workers could be on-site at any given time.
