What mortgage brokers do for commercial borrowers

The broker reviews the property, the borrower's financials and the purpose of the loan, then matches the deal to lenders whose criteria fit: conventional bank loans, SBA 7(a) and 504 for owner-occupied buildings, agency multifamily, DSCR loans underwritten on rental income, bridge and construction loans, or private money for fast or unusual deals. It prepares the loan package, collects term sheets, and negotiates rate, amortization, prepayment terms and covenants.

After a term sheet is signed, the broker manages the path to closing: appraisal, environmental and title reports, lender conditions, and coordination with the borrower's attorney. Most work is transactional and paid at closing, though repeat investors often keep one broker for a whole portfolio and refinancing schedule.
