In collaboration with Align Architecture, we undertook a distinctive project characterized by a strong design focus, influenced by unique specifications that blended contemporary elements with nods to the agency's connections with Land Rover and Jaguar. Throughout the project, we faced several logistical challenges, particularly since the White Collar Factory was a newly constructed building where the fit-out of all 13 floors began at the same time. This necessitated meticulous logistics planning to minimize disruptions to schedules, requiring careful coordination among our subcontractors and the landlord's building management team to ensure timely delivery of materials in line with our project timeline. Additionally, the base build design featured a primary cooling system consisting of pipes embedded within the concrete slabs, which restricted any fixings into the soffits to a maximum depth of 30mm. We ensured that all workers were provided with appropriate fixing methods and adhered strictly to these regulations regarding slab modifications. Ultimately, the finished project achieved the intended aesthetic, featuring exposed high-level services, Crittall-style glass partitions for meeting rooms and offices, and custom-branded joinery in client-facing areas.

Dolby - Soho Square

The project involved stripping out the ground level up to the third floor, modifying the layout of the Soho Square frontage building and the Dean Street annex to create new soundproof media suites that are more accessible to clients. It also included the repositioning and upgrading of staff collaboration areas, tea points, and washrooms to accommodate the redesigned room layouts. A rooftop plant room was built above the Dean Street annex, and additional equipment was installed. The existing structure was reinforced to support the added weight of high-specification acoustic ‘box within box’ rooms, along with the integration of services and high-quality AV/Data systems within a traditionally framed building. The main reception area was remodeled and updated, transforming the building into a modern and unique workspace. This was all made possible through a strong collaboration with the entire professional team, including architect TP Bennett. The project had a value exceeding £4 million and primarily involved high-end AV & IT, a complete installation of new mechanical and electrical systems, and high-quality finishes throughout all floors. We developed an excellent working relationship with Dolby, which has led them to engage us for ongoing small works and maintenance at the building.

BCS, The Chartered Institute for IT, London

Virtus Contracts collaborated with BCS, The Chartered Institute of IT, to execute a CAT B fit-out for their new office and event space in London, located within an occupied building. The design features adaptable areas that can accommodate both large events in an open-plan layout and smaller workshops in enclosed meeting rooms. Despite a tight schedule, we successfully delivered an impressive workspace that many would enjoy. The project was completed on time and within budget, although we faced some logistical challenges regarding material movement and restrictions on noisy work. However, the site team and subcontractors effectively navigated these issues thanks to their extensive experience in London's fit-out sector. The project included new mechanical and electrical services, movable walls, internal glazed partitions, and a custom feature wall. The highlight of the project is undoubtedly the bespoke feature wall along the main corridor, which features a hardwood structure clad in black American oak veneer. LED lighting troughs were meticulously integrated into the veneer, which was installed on-site, creating a striking lighting effect. Additionally, several AV screens were mounted on the wall to display continuous visual content. Now known as the History Wall, this element brings vitality to the space in a way that typical decoration or cladding cannot achieve. Overall, the project was a rewarding experience that demonstrated the endless possibilities when a client, design team, and contractor collaborate effectively, resulting in spaces that everyone cherishes.
