InspectOS is a certified property inspection platform that operates throughout Portugal and is part of the FAIRBANK PropTech ecosystem. It connects property buyers, owners, and institutional clients with accredited professionals, such as licensed engineers, DGEG-registered gas technicians, and ADENE energy auditors, to conduct legally required and pre-purchase property assessments. The platform was developed in response to Decreto-Lei 10/2024 (Simplex Urbanístico) to address the compliance and liability issues that arose when mandatory municipal property verification was eliminated at the point of sale. With 83% of Portuguese properties having at least one undisclosed defect and average hidden remediation costs of €12,400, InspectOS provides the independent technical verification that both institutional and private clients need before finalizing transactions. The platform ensures compliance with DL 97/2017 (gas inspections), DL 101-D/2020 (Energy Performance Certificates), and EPBD Directive 2024/1275 (Renovation Passports, with a deadline of May 2026). All reports are generated within 48 hours. InspectOS collaborates with its sister platform, PropCheck.pt, which focuses on digital document scoring and data intelligence, addressing both the physical and analytical aspects of the property lifecycle.
